Buy your own HIP
Buy your own HIP and you can take it to as many Estate Agents as you like - its yours. A lot of people are not aware that they can buy their own HIP from a HIP provider of their choice. Estate agents are usually happy for this to happen as it frees them up to get on with the business of selling your home.
You can organize the HIP while you are preparing your property to put on the market, then when you place it with an Estate Agent they can begin marketing it straightaway.
How to order a HIP
1. Just give us a ring (or complete the enquiry form) with a few basic details :
Most property that has been sold in the last 30 years will be registered at the land registry.
You can check by clicking on http://www.landregisteronline.gov.uk/. Just type in your house number and postcode.
If there is information for your property, this means that it is already registered. It will also tell you if it is freehold or leasehold
2. We arrange a time to do the Energy Assessment at a time to suit you -evenings and week-ends are not a problem.
3. We order the searches and send you the Property Information Questionnaire by email - don`t wory if you are not on line, we can bring paper copy when we do the Energy Assessment and you can complete it there and then.
4. We do the Energy Assessment and take payment.
5. We upload the EPC to the HIP within 24 hours.
6. If you have completed the PIQ, the property will be ready to market and you can download the Lite ( or mini HIP )to give to your Estate Agent.
7. 5-10 days later the HIP is sent electronically (as a pdf file ) to you or your Estate Agent. This is the most commonly used method as it avoids unnecessary printing of a lot of pages. Prospective buyers with e-mail can have it sent to them in the same way.
Doing your own HIP?
Home sellers can, if they wish, put the HIP together themselves by sourcing the required documents themselves and instructing an Energy Assessor to complete the EPC
