When do I need an EPC for my rented property?

As from October 1st 2008, if you are renting out a property, you will need to give a copy of the certificate to any prospective tenant. There is no need to obtain a certificate for an existing tenancy.

If my existing tenant renews the tenancy agreement after Oct 1st, do I need to obtain a certificate then?

No , the law applies only to completely new tenants after Oct 1st. It does not apply to existing tenants who merely renew the tenancy agreement.

Do I need to get a new certificate every time I get a new tenant?

No.  If a valid certifcate exists when changing tenants, a new certificate is not required.  However, you may obtain a new certificate if you have done works to the property which could improve its energy efficiency and you want this to be shown in the EPC.

So I don`t need to do anything until Oct 1st?

That`s correct, you don`t and only then if you get a new tenant.

However, many landlords are already getting certificates so that if a tenant leaves after Oct 1st they can relet the property immediately. Otherwise they will have to wait for an inspection to be done and a certifcate issued and this could result in loss of rental income.
