What is an EPC?

EPC is short for Energy Performance Certificate. It is produced from a computer software programme using data and information collected by the Domestic Energy Assessor.

The EPC rates the property according to how energy efficient it is and how much carbon dioxide it  is responsible for. The resulting bar chart is very similar to those that you see on fridges and washing machines.

The rating goes from A to G with A being most efficient and G least. See below.

 The average property in the UK is in bands D- E for both.The certificate also includes recommendations on ways to improve the property`s efficiency and so save money.

Why is the certificate important?

Nearly 40 per cent of the UK`s energy consumption arises from the way in which buildings are lit, heated and used. Even small changes in a buildings energy efficiency and the way we use them will have a significant effect in reducing energy consumption - and therefore carbon emissions as a result.

The EPC is part of a series of measures that the government is taking to make all buildings more efficient. These measures are being applied across all European countries in line with the European Directive for the Energy Performance of Buildings.
